Renovating in Ottawa
Built for Ottawa homes.
Inside the Greenbelt, a lot of Ottawa’s housing is older than the people renovating it: brick homes from the 1910s to the 1940s in the Glebe, Hintonburg and Old Ottawa South, post-war bungalows and storey-and-a-halfs in Alta Vista, Carlington and Elmvale Acres, and 1960s side-splits across Nepean and Gloucester. They’re solid houses with small, closed-off rooms, and opening up the main floor is one of the most common projects in them.
Older homes come with older systems. It’s normal to find knob-and-tube or early aluminum wiring, galvanized supply pipes, cast-iron drains, plaster on lath and a basement finished in the 1970s without any insulation. We look for the warning signs at the first visit and price the likely fixes as clear allowances, so the budget reflects the house you actually own.
Lots are tighter here too. Narrow side yards, shared driveways and street parking shape how we stage materials and the dumpster, and some neighbourhoods sit in heritage conservation districts where exterior changes need heritage approval. Interior renovations usually don’t, but we check before we design.

Local know-how
Before you renovate in Ottawa
The house, the lot and the rules all shape a Ottawa renovation. These are the things we check first.
- Heritage districtsExterior changes in heritage conservation districts, such as Rockcliffe Park, New Edinburgh and parts of Sandy Hill, need heritage approval. Interior work usually doesn’t.
- Older materialsVermiculite insulation, some plaster and old flooring may contain asbestos. We test before demolition.
- Old water servicesSome older homes still have an original lead or galvanized water service. Replacing it is worth considering while floors and walls are open.
- Tight sitesParking, narrow lots and shared walls in semis and row houses shape the schedule and the waste plan.
Can you renovate an older home with plaster walls?
Yes. We repair plaster where it’s sound and replace it with drywall where walls are opened, and we check for old wiring, plumbing and materials that need testing before we quote.
Do I need a permit to renovate in Ottawa?
In Ottawa, finishes in the same layout usually don’t need one, but removing walls, moving plumbing, finishing a basement, building an addition or creating a secondary suite generally does, and electrical work needs an ESA permit. We handle the applications.
Do you work in heritage districts?
Yes. Exterior changes in heritage conservation districts can need heritage approval from the City, and we check before design. Interior renovations usually don’t need it.
Can you renovate a semi-detached or row house?
Yes. Shared walls mean extra care with noise, dust and fire separation, and sometimes a conversation with the neighbour before demolition. We plan for both.
