Findlay Creek is one of Ottawa’s youngest communities, built mostly since the early 2000s off Bank Street and Leitrim Road. Most homes are well under twenty years old, and many basements are still bare concrete. A finished basement can add a rec room, a guest room and a bathroom, close to doubling the usable space.

We also upgrade the builder-grade parts of newer homes: hollow-core doors, basic kitchen cabinets, fibreglass tub surrounds and carpet on the stairs. Swapping those for solid doors, better cabinets, a tiled shower and hardwood or vinyl plank changes how a house feels for a fraction of the cost of moving.

Do I need a permit to renovate in Findlay Creek?

Findlay Creek is part of the City of Ottawa, so City building permits apply: finishes in the same layout usually don’t need one, but removing walls, moving plumbing, finishing a basement, building an addition or creating a secondary suite generally does, and electrical work needs an ESA permit.
