Renovating in Richmond
Built for Richmond homes.
Richmond is one of the oldest communities in the region, founded in 1818 on the Jock River, and it shows in the mix of homes: older village houses along the main streets, newer subdivisions on the edges, and rural properties out toward Munster and Ashton. That means everything from bringing an older home up to date to finishing a brand-new basement.
For older village homes, we plan for what’s behind the walls: original wiring, older plumbing, uneven floors and foundations that were never meant to be finished. In the newer subdivisions, the work is usually basements, kitchens and ensuites in good, square houses.
Homes near the Jock River can fall within regulated areas of the Rideau Valley Conservation Authority, and rural properties may be on well and septic. We check both before designing an addition or adding a bedroom or bathroom.

Richmond FAQ
Richmond renovation questions
Call or text 613-806-4000 and we'll answer anything else.
Can you renovate a bathroom in an older village home?
Yes. We often find old plumbing and uneven floors in older homes, which we correct before tiling so the new bathroom lasts.
Do I need a permit to renovate in Richmond?
Richmond is part of the City of Ottawa, so City building permits apply: finishes in the same layout usually don’t need one, but removing walls, moving plumbing, finishing a basement, building an addition or creating a secondary suite generally does, and electrical work needs an ESA permit. We handle the applications. On a private septic system, adding a bedroom or bathroom can also need a septic review, which we check early.
Do you finish basements in the new subdivisions?
Yes. Newer basements are usually straightforward, with good ceiling heights and often a bathroom rough-in already in place.
Can you build an addition on a rural lot?
Yes. Rural lots usually have room for an addition; we check zoning, septic capacity and any conservation-authority rules first.
