Renovating in Kanata
Built for Kanata homes.
Kanata grew in waves, and you can read them in the houses: Beaverbrook’s modernist homes from the 1960s and 70s, Katimavik-Hazeldean’s 1970s and 80s two-storeys, Bridlewood and Glen Cairn from the 80s and 90s, and Kanata Lakes, Morgan’s Grant and Kanata North from the late 90s on. Each generation has its typical renovation: original kitchens and bathrooms in the older areas, builder-grade finishes and unfinished basements in the newer ones.
Many of the 1980s to 2000s homes here share a wish list: an oak kitchen that’s ready to go, an ensuite with a corner tub nobody uses, and a basement a previous owner half-finished. These houses usually have good bones, so we can often keep the layout and put the budget into finishes, or open one wall for a big change without a full gut.
Parts of Kanata sit on shallow bedrock, which mostly matters for additions and anything that involves digging, like a new egress window well or a walkout. We check before we design, so a rock surprise doesn’t turn up on excavation day.

Local know-how
Before you renovate in Kanata
The house, the lot and the rules all shape a Kanata renovation. These are the things we check first.
- BedrockShallow rock in parts of Kanata can affect excavation for additions, walkouts and window wells.
- Modernist homesBeaverbrook’s 1960s and 70s houses have open plans and big windows worth keeping in a renovation.
- Half-finished basementsMany basements were partly finished with little or no insulation. We open them up and redo them properly.
- Ensuite plumbingCorner-tub ensuites often need the drain moved for a walk-in shower, which we plan from the start.
Can you update an oak kitchen without replacing everything?
Sometimes. If the boxes are solid and the layout works, painting or refacing the cabinets with new counters and hardware can transform the room for less. We price both options so you can compare.
Do I need a permit to renovate in Kanata?
Kanata is part of the City of Ottawa, so City building permits apply: finishes in the same layout usually don’t need one, but removing walls, moving plumbing, finishing a basement, building an addition or creating a secondary suite generally does, and electrical work needs an ESA permit. We handle the applications.
How long does a kitchen take?
Usually 4 to 8 weeks on site, after design and ordering. We order cabinets before demolition so you’re not without a kitchen while waiting on deliveries.
Can you redo a basement a previous owner finished?
Yes. We often strip older basement finishes back to the foundation, fix any moisture issues, insulate properly and rebuild.
